The traps, in order of frequency
- "We're only 4." Four people = outside the *mandatory* scheme — but Wirral may run an additional scheme licensing 3+ person homes. Check: the Wirral licensing page.
- Summer void. Licences and offences track *occupancy as managed*, not term dates. If the property stayed your home ( belongings, rent continuing), the period counts.
- The agent says "it's exempt". Genuine exemptions are narrow (e.g., live-in landlords with 2 lodgers). Ask which exemption, in writing, and check it against the statute.
- Nobody wants to be the claimant. Joint tenants can all join one application; the award follows each person's rent.
